Terms & conditions

Last updated: 23 April 2026 · The rules of the house, in plain language.

1 · Who you're dealing with

TOFKAP is an uncoworking space run from Korte Bajonetstraat 40, 3014ZS Rotterdam, the Netherlands. Below, "we", "us" and "TOFKAP" refer to us. "You" is you, using the space or the website.

2 · What's on offer

A small physical coworking space with flex seats, a kitchen, a phone booth, music equipment, and a rotating schedule of informal events. Day passes and month-based memberships are available. Coffee, snacks, and beers are included in your membership (don't empty the fridge before 17:00).

3 · Bookings and visits

Book a free first visit through the link on the homepage. Walk-ins between 10:00 and 17:00 on weekdays are welcome; we can't always stop what we're doing, but we'll try.

4 · Memberships and pricing

Current tiers: day pass €22; Lazy (4 days/month, invoiced) €60; Flex (8 days/month, invoiced) €110; Unlimited hot desk €260/month. Student and nonprofit rates exist — just ask. Prices may change; we'll give members reasonable notice before any increase and you can cancel if the new price doesn't work for you.

No lock-in, no activation fees. Month-based plans roll month to month. Cancel any time by email.

5 · Keys and access

Members receive keys (or key codes). They're personal: don't pass them to non-members. You're responsible for locking up and turning off the lights when you leave. Lost keys: tell us immediately; we may charge the cost of replacement.

6 · How to behave

Short version: be decent. Long version:

  • Phone calls in the booth. Not at the desks.
  • No loud music at the desks. The music zone is for that.
  • Clean up after yourself, in the kitchen and at your seat.
  • Guests welcome if you tell us. Pets case by case.
  • No discrimination, harassment, or jerkishness. We'll ask you to leave and we won't feel bad about it.
  • No illegal activity on the premises.

7 · Your stuff

Bring what you need. We don't take responsibility for personal belongings left in the space — if you store expensive gear, use a lock. The space is shared; stuff disappears occasionally. We'll help you look, we can't guarantee it turns up.

8 · Liability

We take reasonable care of the space and the equipment. To the maximum extent allowed by Dutch law, TOFKAP is not liable for indirect or consequential damages, loss of data, or loss of business. Nothing in these terms limits liability we're not legally allowed to limit (wilful misconduct or gross negligence, for example).

If you damage equipment through negligence, we may ask you to cover the repair or replacement cost.

9 · Intellectual property

Everything on this website (text, photos, illustrations, the TOFKAP name and marks) belongs to us or is used with permission. Don't copy it wholesale without asking. Work you create while at TOFKAP stays yours — we don't claim any rights in members' projects.

10 · Events

Events are run by members and guests. We host the room, we don't always organize what happens in it. Participation in events is at your own risk. If an event is ticketed, the ticket terms are whatever the organizer states.

11 · Ending the relationship

You can cancel your membership any time by email — effective at the end of the current billing month. We can also end a membership if house rules are repeatedly broken, or if payment fails, giving reasonable notice in writing.

12 · Changes to these terms

We'll update this page if things change, and bump the "Last updated" date at the top. Material changes affecting members will be communicated by email before they take effect.

13 · Governing law

Dutch law applies. Any dispute that can't be resolved amicably will be handled by the competent court in Rotterdam.
